This home had seen better days. This seller bought this house at the height of the market.  Shortly after, he was transferred to Austria and then finally to Texas. For the last 9 years, it had been a rental property, and it was in fairly poor shape. On top of that, we had a limited budget to work to get the listing up to snuff. We had our work cut out for us!
When staging a house to sell, every detail matters. Which is why we rolled up our sleeves and got to work. We worked on details like:

  • Glazing the floor tiles, shower stall and tubs in the bathrooms. They had not been updated, so we needed to make sure they would at least look fresh... and not show 26 years of mold and grime..  

  • Glazing the kitchen cabinets, as well as installing more modern hardware, making it look like a brand new kitchen!.

  • Changing out the old black appliances.

  • Painting the dark tile grout a lighter color that “disappeared” and was no longer noticeable. (This was a real game changer.)

  • Repainting the walls a neutral, modern grey.

  • Staging the home with inviting and fashionable decor

But sadly, when it comes to selling a home in South Florida, every little detail matters. That’s why hiring an expert is critical when trying to secure the best offer possible. In this home, it was all about the small transformations to give it that “wow” factor, like:

  • Changing out the light fixtures over the dining room table and in the master bedroom.

  • Modernizing the kitchen by glazing the cabinets and changing the hardware. We also glazed the sink and changed the faucet.

  • Painting the laundry room and master bedroom a more inviting, neutral color.  

  • Replacing the large, dark furniture to brighten and modernize look of the home. By removing the larger furniture we made each room look larger and more inviting.

  • Adjusting the use of the space throughout the house, so that buyers could see the room’s function. For example, the living room was used as a “music” room.  It is important when selling a home to convey exactly what every room is used for.

When I listed this waterfront Weston home, every area sparkled. However it took some work to get there.
